This paper reflects what I've learned from more than 20 years helping architects, school boards, and contractors deliver façade projects across Ontario.

One lesson stands out:

The biggest opportunities to reduce cost and risk rarely come from changing products. They come from making better decisions earlier.

The best conversations often focus on questions like:

• Does the tender package encourage competitive bids from qualified contractors? Will they price what you want?
• Is the façade being designed as a complete system, not just a collection of materials?
• Can constructability, waste, sequencing, or labour be improved before tender?
• Is there a simpler way to achieve the same design intent?

These are the discussions I enjoy having.
